Who can rent a suite?
We welcome hairstylists, estheticians, lash artists, brow artists, PMU artists, tattoo artists, barbers, and other beauty and wellness professionals looking to grow their own business.
At this time, Studio Twelve will not be offering rooms for nail services. Our focus is creating a space that's limiting chemical-based services to help us keep that experience consistent.
What’s included in the suite?
Each suite includes warm lighting, cabinetry, privacy doors, and sinks in select rooms. You’ll also have access to the calm waiting area, hallway, and washroom, all cared for behind the scenes so your space stays consistent every day. Click here to view amenities.
How long are the lease terms?
We offer flexible options, including 8-month, and 1-year terms, depending on what feels right for your business.
What are the different suite sizes you offer?
Our suites are designed for different styles of work:
Smaller Room - 90 Sq ft (9' x 10')
- An intimate space designed for focused services and streamlined setups.
Standard Room - 130 Sq ft (9.5' x 14')
- Our most versatile option, offering flexibility for a variety of beauty services.
Upstairs Private Suite - 450 Sq ft (19' x 24')
- A completely private suite with a separate entrance and washroom, offering the kind of space that lets established businesses work without interruption.
How much does it cost to lease a suite?
Each suite is priced based on its size and layout. Monthly investments range from $1,000–$1,400.
Our largest suite, designed with a private entrance and washroom, begins at $2,200 per month.
Can two professionals share one suite?
Standard suites at Studio Twelve are designed for single-practitioner use only, regardless of scheduling. Shared use is only available in select larger suites that are intentionally designed to support two businesses comfortably.
Can I decorate or brand my suite?
Absolutely. This is your space. Feel free to personalize it with your décor, furniture, and branding — as long as it aligns with our guidelines.
Is there parking available?
Yes, free parking is available for both suite owners and their clients.
When will Studio Twelve open?
Studio Twelve is opening soon in Vaughan. Early access and suite reservations are now available. Submit your inquiry to be one of the first to choose your suite.
